Wrong Question First

I’m having this conversation with buyers almost every day right now.

Rates are usually the first thing people want to talk about, but that’s not where I’d start.

There’s a better way to look at the decision before you make a move.

Nobody can predict exactly where rates are headed, not me, not anyone. So if you’re waiting for the “right” moment on rate, you could be waiting a long time, and the home you want might not be there when you’re ready.

Here’s how I’d reframe it: rate is something you can revisit. If it drops later, you refinance. But the house you love, at the price it’s at today, with the terms you can actually get today, that’s not something you can always come back to.

So instead of asking “is this the right time for rates,” I’d rather ask “is this the right home, at a payment that works for you, right now.” That’s the question that actually moves people forward.
