There’s a difference between trusting the information and knowing it’s been fully checked.
For us, that work happens before the offer ever gets written.
That’s what helps put the buyer and Realtor in a stronger position when things get competitive.
When a buyer tells me their income, their assets, their employment details — I believe them. But belief isn’t what gets an offer accepted. Documentation is.
So before we ever get to an offer, I’m verifying the details myself. Pulling the paperwork, confirming the numbers, making sure everything holds up under a real underwriting review — not just a conversation.
That extra step matters most when it counts. A seller isn’t just looking at the offer price. They’re looking at how likely it is to actually close. When I can tell a Realtor that a buyer’s file has already been checked and confirmed, not just collected, that’s the kind of detail that can set an offer apart.
